It is compulsory for the owner. It is an annual tax (like Rubbish, Contribution, Sewerage..), with the exception that it can be passed on to the client by the owner.
We at Planet Villas make it extremely easy for you at no cost whatsoever, we can charge it to the client and pay it into your current account or you can charge it directly to the client as you wish!
The check-in and check-out times for guests are fixed, i.e. they enter at/from 6pm and leave the house at 10pm. This is enough time to clean the house after a departure and to bring in new clients the same day.
We can also offer the client (if requested), to enter earlier as long as the house is ready or to leave later as long as no clients enter the house on the same day, all of this being possible and coordinated with the cleaning team.
Managing deposit at no cost to you. We take care of the deposit true a secure Credit card payment system. The deposit will be returned within 5 working days after departure, when no damages or loss is caused.
These are the days of grace that cannot be booked before the day of arrival, making the reservation within those days.
For example if a tourist is making an online booking the day before arrival and we have 2 days of release set, the system will not let the tourist book immediately, the tourist must ask if it is possible to book, so it gives time to prepare the house for entry. The release is flexible and at the criteria of the owner and can be set as desired, 0 days release (implies that the customer can enter on the same day of entry), 1 day, 2 days...

With the events of recent times, it was decreed under the pretext of the new law of citizen security, also reaffirms the registration of customers; In the Law 6/2017, of 31 July, amending the Law 8/2012, of 19 July, of tourism of the Balearic Islands, concerning the marketing of tourist stays in housing and in its article "Article 50, point 11. "The person marketing tourist stays must send the Directorate General of Police the information relating to the stay of the people staying in them, in accordance with the regulations on public safety".
What is the minimum stay? The minimum stay standard is 7 days in high season ( May till October). In low season (November to March) it is factible to offer a minim stay of 4-5 days to increase your occupancy and earnings. We can draw up in Planet Villas a plan for this at your convenience.

The National Rental Registry (RNA), also known as the Rental Registration Number (NRA) or Unique Short-Term Rental Registry, is a recent legal obligation in Spain for all owners who rent out properties for tourism purposes or seasonal stays (short-term rentals, less than one year).
This measure came into force at the beginning of 2025, with the registration obligation fully effective from July 1, 2025.
What is it and what is its purpose?
- Mandatory Identifier: It is a unique and official identifying code that every home intended for short-term rentals must possess.
- Control and Legality: Its objective is to allow authorities to legally control this activity, guarantee compliance with current regulations, and combat the illegal supply of accommodation.
- Digital Single Window: The process to obtain this number is managed through the Digital Single Window for Rentals, a centralised platform run by the Ministry of Housing and Urban Agenda.

Key Aspects
- Obligatory for Publication: It is a mandatory requirement for advertising the property on digital platforms such as Airbnb, Booking, Idealista, etc.
- Visible Requirement: The platforms are obliged to verify that advertisements visibly display this registration number.
- Complements, doesn't replace: The NRA is a different number and complements the tourist licence the property may already hold (if applicable according to regional/local regulations).
- Penalties: Non-compliance with this regulation can lead to significant fines, ranging from €300 to €6,000 for minor infringements, and up to €30,000 or more for serious infringements.
This is a mandatory report that the Spanish Government requires from holiday homeowners to track how many guests stayed at the property last year.
- When? Every year in February (you have the whole month).
- What? A list of all bookings from 1st January to 31st December of the previous year.
- Why? It is compulsory. If you don't do it, your registration number (the long licence number) could be revoked, and you won't be able to rent out your property online.
Steps to follow:
- When to do it: Every year (starting with 2025 data), during February (deadline: 2nd March).
- Prepare your data: Have a list ready with check-in/check-out dates and the number of guests for every booking last year, of your holiday home/s.
- Download the official software: The Registry doesn't use paper forms; they use a free program called N2.

- Submit the info: Once the N2 program creates your file, upload it to the virtual office using your Digital Certificate:

- Pay the fee: It costs approximately €27.05 (+ VAT). You pay online at the end of the process.
In short: It’s like a tax return, but for your guests, done once a year in February. You must inform the Land Registry (Registro de la Propiedad) about who stayed at your place.
What should I do now?
- If you are tech-savvy: Go to the Land Registry website, download the N2 program, enter your guest dates, and the software will give you the file to send online.
- If you struggle with computers: The easiest way is to go directly to your local Land Registry office (where the property is registered) with your list of bookings on paper. They will guide you or provide the necessary forms.
- If you have an accountant or agent: Contact your "gestoría" or tax advisor; they can handle the entire process for you and ensure the N2 file is submitted correctly.
Conclusion: Gather your bookings, have €27 ready, and complete the process in February to keep your rental license active.
The Supreme Court has overturned the Single Registry of Rentals (NRUA), ruling that the State lacks the authority to enforce it. Consequently, there is no longer a state obligation to submit the previous year's bookings or contracts to the Land Registry in order to operate.
The cancellation of this national registry means the following for property owners:
- End of state bureaucracy: The requirement to apply for and maintain an updated national single registration number has been removed.
- No obligation to file data: The need to submit the information form detailing the previous year's bookings and stays to the Land Registry has been abolished.
- Local regulations remain: Although the national registry is no longer valid, specific tourism regulations and the registries of our Autonomous Community remain fully in force.
The Supreme Court of Spain has definitively annulled the state-level Unique Rental Registry. The High Court ruled that the central Government lacks the jurisdiction to manage a national registry of this nature.
Consequently, the national NRA or NRUA code does not exist, is not required, and cannot be requested to advertise properties in the Balearic Islands.
Which licence remains valid in the Balearic Islands?
Within the Balearic archipelago, the regional ETV licence (Estancia Turística en Viviendas / Holiday Rental Licence) remains strictly mandatory.
